Rent Payments

Rent is due the first of each month. Please mail payment to:

Make checks payable to the proper LLC’s. Please check with the office for assistance.

Late Rent
There is a $40 fee for late payment of rent. If your payment will arrive later than the fifth of the month, add $40 to your payment.

Maintenance Requests

Emergency Requests: For emergency maintenance, call 313.662.0210. Leave your name, phone number, address and a brief description of your maintenance emergency. Speak clearly and be sure to provide all the required information to help prevent a delay in service. The maintenance company will return your call promptly.

The severity of each emergency call will be evaluated by the maintenance company and C&I Management to determine if it requires immediate attention. If not, it will be attended to the next business day.

Parking

Parking is provided in the lot behind the building (vehicle entrance off Packard). No permit is required to park in the lot. Ample on-street parking is also available on Shadford Road and neighboring streets. Residents and their guests should avoid parking in the lots belonging to nearby businesses.

Trash and Recyclables

Place trash in the large dumpster at the end of the parking lot behind the building. The city of Ann Arbor provides a comprehensive recycling service including weekly collection of recyclables. Place recyclables in the appropriate bins. Visit [link to A2 Recycling] for information about what items are recyclable, and other options for disposal.

Recyclables are collected each Tuesday, trash each Wednesday. Collections are done automatically via mechanical lifters, and there is no manual collection, therefore all trash and recyclables must be properly placed in the dumpster or bins. Do not leave trash or recyclables outside of the dumpster or bins.

Laundry

Coin-operated laundry machines are provided in the basement of the building. Laundry service is provided by CoinMach. Contact them at [pnone number] to report problems with laundry machines.

For the courtesy of residents living above the laundry area, please restrict usage of the laundry machines to the hours of 7:00am – 11:00pm.

Basement Storage

A storage unit is provided for each apartment in one of the two end units of the basement. Stored items must fit in the storage unit. Large items may be stored outside of the storage units only if clearly tagged with your name and apartment number. Untagged items may be removed and discarded at any time.

Fire code restrictions prohibit storage of items in any part of the basement other than the two storage rooms at either end of the building. Items found in other parts of the basement will be removed and discarded immediately.
